“Low-Floater” Pre-perm Bridge Loan
When you need interim financing to stabilize an asset or prepare it to sell we have a low cost capital solution to get you to the next phase of the transaction. Our LTC is usually around 80% LTC, which is inclusive of capex, acquisition costs, closing costs and interest reserves.
This is a close partnering with our sponsors to provide them with a 80-90% LTC preferred equity capital solution that will preserve their cash for the next deal. Our structure is very lucrative for the sponsorship on these types of transactions secondary to UC Funds typically not looking for any of the backside profits.
Joint Venture Equity
These are smaller transactions in the range of one to three million dollars and is used to help sponsors acquire assets or expand their current portfolio through additional leverage.
Together, our closing team and asset management team provide quick execution on the front and back end of these transactions respectively. Our leverage is extremely competitive and our understanding of the importance of getting the money in the hands of the sponsor quickly so they can execute is why we have so many repeat customers.
Our debtor-in-possession financing can assist you to get back on firmer financial footing during circumstances that may require an asset to be placed in bankruptcy.
