First Mortgage Bridge Loans
Interim loan, up to 60 months typically providing sponsors with up to 90% capital solution. The loan provides for refinance or acquisition price, renovation, servicing interest reserve and closing costs. A cooperative and dedicated asset relationship management team works directly with the sponsor team in all aspects of their account including expeditious processing construction draw packages.
UC Funds has completed over 30 deals nationwide that are considered adaptive reuse throughout the entire country. We are skilled in closing these transactions that often involve sophisticated and complex suite of tax credits, PACE grants, etc. Our in-house asset management team, is responsive after the closing and provides quick turnaround of construction draw requests so the sponsor can quickly rehabilitate vacant obsolete buildings into vibrant AAA properties.

When you need interim financing to stabilize an asset or prepare it to sell we have a low cost capital solution to get you to the next phase of the transaction. Our LTC is usually around 80% LTC, which is inclusive of capex, acquisition costs, closing costs and interest reserves.
This is a close partnering with our sponsors to provide them with a 80-90% LTC preferred equity capital solution that will preserve their cash for the next deal. Our structure is very lucrative for the sponsorship on these types of transactions secondary to UC Funds typically not looking for any of the backside profits.
Joint Venture Equity
Seasoned and experienced sponsors often seek this type of arrangement with UC Funds secondary to our reputation of being a reliable and patient partner on transactions that need us to realize our profits upon a capital event.

These are smaller transactions in the range of one to three million dollars and is used to help sponsors acquire assets or expand their current portfolio through additional leverage.
